50% Kurspotenzial: Ferienimmobilien-Aktie überzeugt Analysten Vom Immobilien-Boom profitiert eine Branche enorm: die Makler. Damit werden auch sie für Investoren immer interessanter. Kürzlich hat sich die Deutsche Beteiligungs AG an Poll Immobilien beteiligt. Die Aktien ausländischer Makler wie CBRE und Jones Lang LaSalle haben sich im vergangenen Jahr deutlich besser entwickelt als der DAX. Mit der Homes & Holiday AG geht jetzt der erste deutsche Makler an die Börse. Die Unternehmensgruppe ist auf Ferienimmobilien in Spanien und Deutschland spezialisiert und bietet Maklergeschäft und Ferienvermietung aus einer Hand. Das Geschäft ist digitalisiert und skalierbar. Noch bis zum 21.6. können die Aktien zum Festpreis von 2,50 Euro an der Börse München gekauft werden. Die Analysten von GBC Research sind von den Zukunftsperspektiven überzeugt und empfehlen die Aktie mit einem Kursziel von 4,83 Euro zum Kauf. Damit liegt das Kurspotenzial bei über 50%. Herzstück der Gruppe ist die 2005 auf Mallorca gegründete Porta Mallorquina. Auf der Mittelmeerinsel – dem wohl attraktivsten Ferienimmobilienmarkt Europas – wurde in den vergangenen Jahren ein skalierbares Franchisesystem vom Maklergeschäft bis zur Ferienvermietung mit Property Management aufgebaut. Mit Erfolg: Inzwischen gehört Porta Mallorquina auf den Balearen zu den TOP 3 Maklern und mit Porta Mondial ist man im übrigen Spanien und in Deutschland aktiv. Der Ferienvermieter Porta Holiday vervollständigt das integrierte Geschäftsmodell.
Ferienimmobilien als Kapitalanlage lohnen sich. Skalierbare Plattform für Wachstum Die Gruppe hat von Anfang an auf Digitalisierung und Multi-Channel-Vertrieb gesetzt. Mit Erfolg: Mehr als 90% der Kunden kommen über das Internet. Weitestgehend digital ist auch das breite Leistungsspektrum, mit dem die Franchise-Partner unterstützt werden. Die Balearen, Kanaren, spanische Mittelmeerküste und in Deutschland insbesondere Nordsee, Ostsee und Süddeutschland bieten erhebliches Potenzial. Neben dem organischen Wachstum sollen auch bestehende Makler und Ferienvermietungsgesellschaften übernommen werden. Das Marktpotential ist groß: Allein auf Mallorca wechseln jedes Jahr Wohnimmobilien im Wert von mehr als 3 Milliarden Euro den Eigentümer. Mit 85 Millionen ist Porta Mallorquina die Nummer 3 - es gibt also viel Potenzial. In Spanien insgesamt hat den Markt ein Volumen von 40 Mrd. Euro und in Deutschland sind es sogar mehr als 120 Mrd. Euro. Mit nur einem Prozent Marktanteil würde Homes & Holiday also über 1 Mrd. Euro umsetzen, in 2017 waren es 140 Mio. In Deutschland bietet die Gruppe auch Cityimmobilien an. Der große Vorteil: Wenn Franchisepartner eine Cityimmobilie in München anbieten und gleichzeitig auch noch Ferienimmobilien auf Mallorca oder in Marbella, fallen sie im Wettbewerb auf und es ergeben sich Synergieeffekte. Ferienimmobilien sind etwas für Herz und Rendite GBC Research mit Kursziel 4,83 Euro Die Analysten von GBC Research erwarten in den kommenden Jahren eine sehr dynamische Umsatzentwicklung bei Homes & Holiday und aufgrund des skalierbaren Geschäfts einen überproportionalen Ertragsanstieg. Der Verkaufs- und Buchungsumsatz sollte von 138 Millionen Euro im vergangenen Jahr bis 2020 auf 500 Millionen Euro steigen. Im Jahr 2021 sollen es dann bereits deutlich über 700 Millionen Euro sein. Das operative Ergebnis (EBITDA) soll in dieser Zeit auf 2,1 Millionen Euro (2020) bzw. 5,6 Millionen Euro (2021) klettern.
