Rents are still above pre-pandemic levels in Miami's luxury rental market, but momentum is easing as a result of slowing migration, new construction and other factors. About 30,000 luxury rental units are under construction in Miami, according to the Florida Apartment Association, and the market already has 70,300 units.

California Gov. Gavin Newsom has signed legislation to eliminate barriers to developing affordable housing on surplus property owned by colleges and religious institutions. The law rezones the land and eliminates environmental and permitting rules on the more than 170,000 acres that can be used to address homelessness in the state.
September's inflation numbers showed an uptick in shelter prices, presenting at least a temporary stumbling block for the Federal Reserve, which has counted on easing housing inflation. "Housing inflation will need to decline sharply over the coming months for us to see inflation near 2%," said Olu Sonola of Fitch Ratings.
