This week's top real estate headlines

Powerhouse director Ava DuVernay is probably singing "Los Feliz here we come" after recently purchasing a Mediterranean villa from "The O.C." creator Josh Schwartz for a touch under $10 million. Meanwhile, Dan Levy is also settling into the Los Feliz area. Though the trendy L.A. neighborhood is definitely nothing like "Schitt's Creek," Levy must have absolutely loved the new home he bought — he paid more than $400,000 over its initial asking price of $3.7 million.

In other news, Christina Hendricks listed her luxury N.Y.C. apartment after announcing that she's splitting with her husband of 10 years, a wealthy Silicon Valley couple cinched a $20 million deal for a decadent Brentwood house, Grammy-winning songwriter Philip Lawrence is the latest celeb to make a grand entrance into Encino, and Seth MacFarlane shelled out $15 million for a revamped Malibu beach house.
