Institutional investors focused on rental homes are facing challenges finding properties amid scarce supply and elevated mortgage rates. At the same time, market dynamics are creating pricing power for landlords who already have properties to rent out, including Invitation Homes and AMH, according to John Pawlowski of Green Street. "The reality is the rental-rate increases, as aggressive as they've been, have not kept up with home-price appreciation," AMH CEO David Singelyn said.
