Ursprünglich als Brauereigesellschaft gegründet, vollzog das Unternehmen im Jahr 2004 mit dem Verkauf des Brauereibetriebes einen grundlegenden Wandel hin zu einer auf Immobilienaktivitäten fokussierten Holding. Unter dem neuen Namen STINAG Stuttgart Invest AG konzentriert sich das Unternehmen heute auf das Management und die Bewirtschaftung von Immobilien in verschiedenen Assetklassen und hat sich als bedeutender Akteur auf dem süddeutschen Immobilienmarkt etabliert. Das Portfolio der STINAG-Gruppe ist breit gefächert und umfasst Handelsimmobilien, Büroimmobilien, Hotelimmobilien, Senioren-, Pflege- und Gesundheitsimmobilien, temporäres Wohnen sowie klassisches Wohnen und Light Industrial. Diese Diversifikation sichert nicht nur eine stabile Ertragskraft, sondern bietet auch eine solide Basis zur Risikostreuung. Vor allem im süddeutschen Raum, insbesondere in Stuttgart und Baden-Württemberg, konzentriert sich die STINAG auf eigene Projektentwicklungen, den Ankauf und die Revitalisierung von Bestandsimmobilien sowie Forward-Deals, die ausschließlich für das eigene Portfolio bestimmt sind. Die vergangenen fünf Jahre waren für die STINAG Stuttgart Invest AG von einem bemerkenswerten Wachstum geprägt. Trotz eines herausfordernden Marktumfeldes, das von geopolitischen Unsicherheiten und volatilen Immobilienmärkten geprägt war, konnte das Unternehmen in den Jahren 2019 bis 2023 ein durchschnittliches jährliches Umsatzwachstum von 9,8 Prozent erzielen. Die Umsatzerlöse stiegen von EUR 19,32 Mio. im Jahr 2019 auf beachtliche EUR 28,08 Mio. im Jahr 2023. Diese positive Entwicklung ist das Ergebnis einer durchdachten Investitionsstrategie, die sowohl den Auf- und Ausbau des Immobilienportfolios an strategisch wichtigen Standorten als auch die Optimierung der Mieterstruktur umfasst. Ein weiterer Erfolgsfaktor war die hohe Nachfrage nach hochwertigen Büro- und Gewerbeflächen in den Top-Lagen Süddeutschlands, die zu einem Anstieg der Mieteinnahmen führte. Im Geschäftsjahr 2023 konnte der Jahresüberschuss um 22,8% auf 6,31 Mio. € gesteigert werden, was gleichzeitig zu einer Erhöhung der Nettomarge von 21,1% auf 22,5% führte. Diese Ergebnisse zeigen, dass die STINAG in der Lage ist, durch aktives Portfoliomanagement und gezielte Akquisitionen die Erträge nachhaltig zu steigern und ihre Position im Immobiliensektor weiter zu festigen. Im ersten Halbjahr 2024 konzentrierte sich die STINAG auf fünf große Immobilienprojekte, die sich in unterschiedlichen Entwicklungsstadien befinden. Dazu zählen drei Revitalisierungsprojekte und eine Neuentwicklung in der Stuttgarter Innenstadt sowie ein Wohnbauprojekt in der Nähe von Darmstadt. Diese Projekte, die bis Ende 2026 fertiggestellt werden sollen, haben ein Gesamtinvestitionsvolumen von rund 75 Mio. € und versprechen eine durchschnittliche Rendite von rund 5 %. Trotz eines leichten Umsatzanstiegs von 13,81 Mio. € auf 14,05 Mio. € im ersten Halbjahr 2024 sank das Nettoergebnis im Vergleich zum Vorjahr von 2,69 Mio. € auf 2,43 Mio. €. Dieser Rückgang ist im Wesentlichen auf den Verkauf des Produktionsgebäudes in Dornstetten sowie auf temporäre Leerstände und Mietabgrenzungen zurückzuführen. Langfristig rechnet die STINAG jedoch ab 2025 mit deutlichen positiven Ergebniseffekten aus den laufenden Projekten, insbesondere durch die Fertigstellung und Vollvermietung des Wohnbauprojektes Bickenbach sowie durch steigende Pacht-einnahmen aus dem Hotelsegment. Die Unternehmensstrategie sieht darüber hinaus vor, in den kommenden drei Jahren weitere Investitionen in Höhe von bis zu 80 Mio. € zu tätigen. Diese sollen in zukunftsträchtige Bereiche wie Senior Living, Gesundheitszentren und gemischt genutzte Immobilien fließen. Ziel ist es, durch diese Investitionen die Mieterlöse, das Ergebnis und den Cashflow kontinuierlich zu steigern und damit den Immobilienwert und die Marktkapitalisierung der STINAG nachhaltig zu erhöhen. Für die Jahre 2025 und 2026 geht die STINAG von einer weiterhin positiven Entwicklung aus. Insbesondere ab dem Jahr 2025 werden positive Ergebniseffekte durch die Fertigstellung und Vollvermietung des Wohnbauprojektes Bickenbach sowie durch höhere Mieteinnahmen aus den Hotelimmobilien erwartet. Für das Jahr 2025 prognostizieren wir einen Jahresüberschuss von 5,54 Mio. € und für das Jahr 2026 von 6,05 Mio. €. Die positive Geschäftsentwicklung spiegelt sich auch in der Dividenden-prognose wider. Für das laufende Jahr erwarten wir eine Dividende von 0,48 € je Ak-tie, die 2025 auf 0,60 € und 2026 auf 0,75 € steigen soll. Diese Dividendenpolitik verdeutlicht den Anspruch der STINAG, ihre Aktionärinnen und Aktionäre am überproportionalen Unternehmenswachstum teilhaben zu lassen.
