Eric Lehmayer, MAI, LEED AP, currently serves as the Director of Appraisal Services for High Associates, Ltd. Eric has been with the company for 23 years, where he is responsible for the appraisals, tax assessment appeals, evaluations, and consultations for both the High portfolio and external organizations across central Pennsylvania. We sat down with Eric to talk a little bit about his tenure at High Associates and memorable projects over the years.

What type of properties have your appraised over the years?
“During my time at High, I’ve appraised just about every type of commercial building: factory, warehouse, multifamily, and many special purpose properties. The special purpose properties range from religious buildings to sports complexes, quarries, live performance venues and movie theaters, medical office buildings and hospitals, university campuses, auto dealerships, and prisons.”

Is there a particular project that stands out as a favorite?
“The most impactful project I appraised was a motorcycle factory. I had the opportunity to be there for the first day of the “New Year” production and was able to see it from the raw steel, to the molding, painting, ultimate assembly of the bike and the road testing. What impressed me the most was the test track offering free motorcycle riding lessons for the public. I came home that day and decided I was going to get my license and buy a bike.”

What do you consider to be your niche within the field of appraisals?
“I gravitate to the more complicated and challenging properties that include nuances that separate them from run-of-the-mill properties. Those challenging properties are those that wake me up in the middle of the night when the preverbal light bulb is turned on above my head and the answer to a nagging question in a complicated assignment is answered. Over the years, my clients have grown to know to call me for the more challenging projects.”

What do you enjoy most about your role?
“Every assignment is different, and there is no such thing as a cookie cutter appraisal. While there are similarities across asset classes, every property is different. Creating a niche in more complex properties ensures no day will be the same.”

You’ve spent 23 years of your career at High – what makes High the place to build upon your career?
“Although there are a lot of separate companies within the High Companies, we’re all integrated by a common element and ultimately all part of the same team. At company events, you’d have the opportunity to build new relationships with people outside your field. That in itself is a benefit to working at High – all of the individuals and their expertise across fields that come together and make High what it is.”
