Hello IamExpat member,

At Expat Mortgages we get a lot of questions from existing clients who own a house and have a mortgage.

As a mortgage broker, we help expats when they take out a mortgage from a Dutch bank, but for some people this is just the start of their story. They might want to sell their house and wonder what to do with their mortgage, or they might be thinking of moving abroad and renting out their place here.

We frequently get questions like:
If I want to sell my property, can I repay my mortgage without a penalty?
If I sell my property and I make a profit, do I have to pay (capital gains) tax?
Can I rent out my property under my current (owner-occupier’s) mortgage?
What is a buy-to-let mortgage?
What are the costs involved in changing from an owner-occupied mortgage into a buy-to-let mortgage?
Is rental income seriously tax free?

Our experienced team of advisors often helps both our clients and new customers with these kinds of questions, finding the best option for you.

One lesson we have learned it that it is key to think about these questions before you move house, and definitely before you leave the country. Once you are no longer a Dutch resident, Dutch banks will normally not be able to offer you any new mortgage at all.

But if you plan ahead, you might be able to convert your mortgage, borrow extra money, put the proceeds of your house sale into a new one, or rent out your property with the agreement of your lender.

If you are thinking of changing your mortgage and want to explore your personal options, please book an appointment, free of costs and obligations, with one of our consultants.

You can also take part in one of our monthly webinars to tell you everything you need to know about Selling, renovating or remortgaging your Dutch home.

Sign up for a personal consultation or a webinar session on 25th of May here.

Stay safe and positive!
