At Expat Mortgages we get a lot of questions from existing clients who own a house and have a mortgage.

As a mortgage broker, we help expats when they take out a mortgage from a Dutch bank, but for some people this is just the start of their story. They might want to sell their house and wonder what to do with their mortgage, or they might be thinking of moving abroad and renting out their place here.

If I want to sell my property, can I repay my mortgage without a penalty?

One lesson we have learned it that it is key to think about these questions before you move house, and definitely before you leave the country. Once you are no longer a Dutch resident, Dutch banks will normally not be able to offer you any new mortgage at all.

But if you plan ahead, you might be able to convert your mortgage, borrow extra money, put the proceeds of your house sale into a new one, or rent out your property with the agreement of your lender.
