Single-family home rents were 41% higher in January compared with the period before the onset of the pandemic, according to Zillow. Multifamily units saw rents rise 26% over the same time span. The gap may be attributed in part to a construction boom in multifamily buildings, which has helped to constrain rent gains.

The recovery in the office market could be affected by the Trump administration's efforts to sell properties and terminate office leases. The impact could be felt across the country but could be particularly significant in Washington, D.C., a Barclays analysis suggests. With corporate entities owning around 120,000 homes in Florida, a new bill that lawmakers will consider next month seeks to restrict their ability to purchase additional properties. The proposed legislation would empower local governments to create new "hybrid" zoning codes to limit or exclude future corporate-owned single-family homes. This initiative is designed to help Floridians compete in the housing market and make it more affordable for them to achieve homeownership.
