Report: Buydowns may be contributing to higher home prices Builders' strategy of lowering mortgage rates for new home buyers by offering financial contributions could be keeping new home prices higher than they otherwise would be, according to a report by Morgan Stanley. Without this strategy—known as a buydown—homes tied to Ginnie Mae mortgages could be 12% cheaper, and those with Fannie Mae or Freddie Mac mortgages could be about 5% cheaper, according to the analysis.
