Dear reader, A buyer’s market has finally taken hold in Muskoka—with some strings, of course. In May, as the sun came out and the waters warmed, the region’s sales spiked 50 per cent from the same time in 2023, with heaps of waterfront listings—particularly those going for north of $3 million—driving the action, thanks to increased supply brought on by June’s capital gains tax hike. But owners won't wallow long. Experts from Royal LePage forecast that prices in Muskoka will stabilize come the fourth quarter. Meaning, there are two good months left to scoop up deals and discounts. But if you plan on scoring Curb Appeal’s top post this week—a $13.9-million mansion on Sugarbush Bay—you’ll probably have to pay with cash, as can happen with cottage country’s ultra-luxe properties. This place is something else: a 7,300-square-foot behemoth with picture-perfect views from almost every room, a private waterfront and a boathouse big enough for a family of five.
